First off, I was born and raised in Los Angeles, CA. I grew up in the San Fernando Valley in the 1980’s. Moving from California to Las Vegas was never really a thought to me growing up.
After spending 30 years of my life in LA, I had enough. My last job was 10 miles away and it took over an hour to get there at 4:30 in the morning. Then I had a 12 hour work day only to drive home and have a one and a half hour commute. Needless to say, I had enough. That’s when I decided to check out my options moving from California to Las Vegas.
Great question! I started to visit my great aunt in Las Vegas in the mid 90’s. I drove around and explored more than the Las Vegas Strip. I really liked what I saw in Las Vegas. It was newer than LA. Cleaner! It was easy to drive around and it’s a 24 hour town which is what I liked. The more I started to check things out such as no state income taxes, cleaner air, better for business and it gave me an opportunity to change my life. I started my brand new real estate career here in 2004 and I don’t look back at all!
I am so happy that I left California. My life has changed for the better. My career path is different, I now control my own destiny by owning my own business. My quality of life has improved, I spend more time with my family than spending time in traffic jams! Traffic used to cost me at least 2-3 hours a day in LA. That time adds up to at least 10+ hours a week if not more! Being stuck in my car on the 405 freeway was horrible! This is a great question to ask yourself! First off why are you looking into this and reading this page? CA has it’s problems. From crime, smog, traffic problems and much more it’s safe to say that maybe you are at a point in your life like I was….you had enough but you didn’t know where to move to? I want to give you some ideas as to why you should consider Las Vegas, Summerlin or Henderson.
Summerlin is where I live and work as a Summerlin Realtor. I love it up here! It’s 3,200 feet above sea level. Usually it’s 10 degrees cooler up here than on the Las Vegas Strip. The weather here is very seasonal. It’s not hot all the time out here. We have all four seasons and just when you have had enough cold, it warms up. When you have had enough heat, it cools down!

No state income taxes! We are pro business as well as pro individual. This means that our state has sales taxes and property taxes but we do not tax you to death like CA does on your income. Things are more affordable when you have more of your money in your pocket.
Opportunities are all over the place. Las Vegas (Clark County) has approxiamtely 2.5 million people. We are not a town. We are a city. If you have an idea that is unique to this valley, you will succeed. We always want to try to newest and best things! New Restaurant idea? This is the foodie capitol of the west if you think about it! Besides the strip, we have amazing restaurants here.
Housing is still affordable compared to CA. Average sales prices as of October 2022 are around $450,000.00 to $550,000.00 depending on what you are looking for. Condo’s and town homes are a lot cheaper than this pricing point too. You can find condo’s and town homes below $400,000.00. If you want to cash out your equity in your CA home, I have Realtor partners in CA I can refer you to. Luxury Homes are not in the millons like in LA, our luxury home market in Summerlin starts around $700,000.00 and above.
Selling your home and taking that money to purchase a home here goes a long way. You could pay cash for a home and pocket the rest of your money if you purchased your CA home 15-20 years ago. Our quality of life is a lot better. Food, entertainment, gas, housing and more is a lot cheaper here than in CA even though we are currently seeing higher prices due to inflation.
You can go from one side of the city to the other within 25-30 minutes. We do have traffic but it’s usually during the mornings and afternoons depending on work schedules. It’s not like being on the 405 at Sunset Blvd at 8 am or 4pm or being on the 101 heading into San Francisco during the same times.
We have a lot of outdoor activities you can explore. From hiking, biking, skiing, parks, outdoor shopping malls, to exploring new communities, national parks and much more, we have a variety of activities for you to check out here! Pro sports like the Vegas Golden Knights and the Las Vegas Raiders. We also have a Triple A Baseball team The Las Vegas Aviators. We might be getting an MLB team too-Las Vegas Athletics? TBD!
Unlike Los Angeles, Summerlin where I live and work is only 30 years old. Most parts of Summerlin are brand new! I would say that most areas of Summerlin are around 20 years old or less. This also goes for Henderson too. Having new freeways, new streets, new shopping, new restuarants and more is always a great thing!
Traffic is not bad as I’ve stated above and that’s because our cities plan out Master Planned Communities. Traffic is a major concern as we continue to grow however, Las Vegas will meet those changes! As a Summerlin Realtor, I spend a lot of time in my car but not in a lot of traffic. We are always expanding our freeways to keep up with the demand.
Our economy is not just casino gaming. It’s construction, medical/healthcare, tech companies are here like Amazon and Switch as well as Google too. Major companies are here too such as Penny Mac which is a loan servicing company and mortgage lender. Zappos is also here. The job market is healthly now too. Moving from California to Las Vegas can be easy if you have all of the facts first before you move. Let’s have a conversation!
There is a lot more to Las Vegas, Summerlin and Henderson than the Las Vegas Strip. Our economy and our family friendly enviorment outside of the strip is a great place to live and work.
