First off, a little background on Ascension Summerlin. Toll Brothers and Pulte Homes are both building 3 subdivisions for a total of 6 communities. 231 homes will sit on 561 acres. Pro’s of Building a New Home in Ascension Summerlin:
- You are building a home for you that is specific to your tastes and needs. Do you need 4 bedrooms, 5 bedrooms? A gourmet kitchen, a large lot?
- You have a variety of options to choose from-single story homes, or two story homes as well as 3 car garages.
- You do not have to rush to buy a home. You have plenty of time to either build, relocate to Las Vegas from another state or you just want to take your time building your dream home.
- You want to created a certain vision of what your new home will be. You want the freedom to make your own choices so that you have a semi custome home.
- If you are relocating from out of state and your current real estate market is over priced, you will get more for your money here in Las Vegas than you would where you currently live.
- You are a cash buyer and do not care about current interest rates as well as changes in rates 14-16 months from now when your new home might be completed.

- Coming up with deposits could be hundreds of thousands of dollars that might be tied up in escrow for a very long time.
- The lack of knowing when you will get a lot to build on and what final pricing will be. As of this blog post, final pricing has not yet been confirmed.
- The Pulte Home bidding process pits you against other buyers for the same lot which could get you into a lot bidding war.
- Over paying for a Pulte Home lot if you do not come up with a plan of action on how to get a lot without blowing your home budget.
- The process and lack of transparency can be overwhelming for some buyers since this is a band new community and there are still a lot of unknowns to deal with.
- Rate locks for home loans usually happen 60 days prior to delivery of your new home. This means you cannot lock in an interest rate until your home is close to being completed.
- You cannot wait until the middle of 2024 for Pulte Homes to complete your home or wait until some time in 2025 for Toll Brothers to finish your home.
