Howard Hughes Corp Has Big Corporate Plans for Summerlin West and the upcoming Urban Core Area. On April 10, 2023 Howard Hughes Corporation released a teaser clip of what appears to be a dual tower office building at the end of the Summerlin Parkway leading into the Summerlin West Urban Core Project. They are calling this a Corporate Headquarters or a Regional Campus. This video is only 15 seconds long but shows a possible future for the area. Currently, there has been a lot of speculation as to what will the new area look like. As a Summerlin Realtor, I keep up with the new growth and new construction projects for the area.

Their new web site https://www.successlivesherehhc.com/nevada/ is targeting large companies to relocate from California to the Summerlin West area. This web site has data and stats about housing affordibility, cost of living, and mentions easier business regulations as well as less taxes than California. This is clearly designed to bring in California’s big businesses and to attract more people to the Summerlin community.

Earlier this year, the Review-Journal (Las Vegas Newspaper) has reported that NDOT (Nevada Department of Transportation) will be spending $100,000,000.00 revising the Summerlin Parkway and 215 Beltway interchange. This new upgrade will feature a brand new trail system and 4 connecting bridges as well as widening the Summerlin Parkway bridge over the 215 Beltway. Construction should start this year. What does all of this mean for the area? With Summerlin West’s continued expansion of Kestrel Summerlin, Kestrel Commons Summerlin and the Summerlin West Urban Core, expect the unexpected at this point. I have heard about a Super Target coming in, Whole Foods, Sprouts, and several small casinos to the area. All of course are rumors at this point. What I do know is that we are seeing a lot of one way streets at the Urban Core area. This could indicate a downtown feeling to it or a smaller town environment with traffic restrictions in this small area. The lot sizes for the Urban Core area are around 93 acres when you access the Clark County Land Records page. This is a huge amount of land to develop.
I think we are seeing massive amounts of growth in this up and coming area which will bring in more people, more businesses and it will make Summerlin West an amazing place to live. Howard Hughes Corporation has stated that they have long term plans (15-20 years or more) to build out Summerlin West. When completed, there will be 14 villages that will make up the area. Now there are only 8 with several of these still under construction. Since Summerlin is a Master Planned community, I would expect to see improvements to the area such as new streets, new lighting, new ideas and plenty of new recreational activities to seek out for the residents of Summerlin West.
