About Kestrel Summerlin:
Summerlin’s newest arrival started construction in 2021 and is now open. Several builders including Talyor Morrison, Pulte Homes, Woodside Homes, KB Homes and Richmond American are the builders that have already started building or have signs up in the area. Kestrel Summerlin is located off of the 215 freeway at the Lake Mead off ramp and is west of the 215. This area will have a lot of commercial space to serve Kestrel Summerlin, Kestrel Commons Summerlin as well as Redpoint Summerlin and Redpoint Square Summerlin. No further details on the commercial space is available however the space is just to the southwest of the 215 freeway at Lake Mead. Single story homes, 2 and 3 story homes are available in this village. KB Homes will be building smaller homes in this village. Woodside Homes offers several single story homes in this village. Taylor Morrison and Pulte Homes will have 3 story options with roof top decks. The views from these roof top decks are amazing.

UPDATE 10/1/2022:
Woodside Homes Falcon Crest models are now open! This is a single story community with homes starting around 1,950 square feet and going up to 2,218 square feet. These homes feature 2 and 3 car garages as well as several different options when designing the interior of the home.
Pulte Home’s Blacktail is a 3 story project that will have roof top decks as well as some great views of the Las Vegas Valley. Sqaure footage starts around 2,338 and goes up to 2,572 square feet. Pricing starts around $583,000.00 (Not including lot premiums and options) The community is now open and selling homes. 4 models to choose from with 3 models to tour in person. Taylor Morrison’s Crested Canyon models are now open! More model home communities will start opening in the next few months. More progress being made! Traffic lights are being installed at Kestrel Creek and Desert Foothills as well as Lake Mead and Desert Foothills. Some model homes should start opening up in the next few months! Kestrel Commons Summerlin:
UPDATE 9/12/22: Toll Brothers has purchased land from Howard Hughes Corporation as of June 2022 Clark County Records. 12.76 acres will be developed in Kestrel Commons next to Woodside Homes project Vireo. More information coming soon! As your Summerlin Realtor, I keep up with all of the brand new Summerlin projects.
So far the other two projects that will make up Kestrel Commons Summerlin are: Woodside Homes Vireo which will be simliar to their Obsidian project in Redpoint Square Summerlin. These homes will be 2 and 3 story homes starting off at 1,460 square feet up to 2,038 square feet.
The second confirmed Kestrel Commons project will be KB Homes Nighthawk. This project should open towards the end of 2022. More information about pricing etc. will not be released until one week prior to opening. There will be a mixture of lot sizes in this community. Expect 192 lots in this gated community. Pricing tends to be 10%-20% more than other KB Home communities since this is located in Summerlin. Summerlin West is still growing and the future of the area looks amazing!
Summerlin Parkway will have their own west bound and east bound traffic lanes. In the middle of these lanes will be the Summerlin Urban Core which according to Howard Hughes Corporation “It will be the Yin to the Yang of Downtown Summerlin.” What that means is anyone’s guess. Since the newest areas of Summerlin are designed to work, live and play, expect the Urban Core to use all 3 of those ideas. Development of the Summerlin Urban Core is still on-going now.
There have also been talks of a Whole Foods coming to the area. Also, a casino hotel too. All of this may be rumors at this point or just hope of these thigns coming to the area. I can tell you that you should expect more commercial zones up in Summerlin West. If you look at the Summerlin West area map, it will be the biggest part of Summerlin when completed.
You can also expect more homes, condos and town homes to hit the area. With the natural beauty of the area, you can also count on more trails, parks and other recreational areas for Summerlin residents to use. This part of Summerlin in the next few years will continue to grow and expand closer to the Red Rock Mountain range.
