In the past few months, I have had several people on my youtube.com/summerlinrealtor channel tell me that they are having a lot of problems with delays on their new home. They wanted to know if I had any sugeestions for them as well as how I can help them.
In this blog post, I will go over the process from start to finish when building a new home as well as giving you some advice on how to make sure the process is on track as well as how to get things back on track.

First off, ALWAYS hire a Realtor before you buy with a new home builder. Why? In the state of Nevada the builders represent themselves, not you! Most of the time as your Realtor, I am FREE OF CHARGE TO YOU as long as the builder pays my commission. Second, I am with you from start to finish. From the moment you sign your build contract to the day I give you keys I am by your side! I start by educating you during the process and being your advocate as well. Here is how the process works:
- Finding a builder and a home you want to build. This includes what area you want to live, picking a lot size, and model that you want to build.
- In this current market, asking the builder for any incentives or discounts etc that they are offering you as a buyer.
- Signing and reviewing the builders purchase contract.
- Setting up a design center appointment and creating your home’s options and interior/exterior look.
- Building starts! This could take 6 months or even up to 1 year to complete. It’s builder specific as to their turn over times.
- City inspections happen during the build process. The builder will invite you to certain inspections and walk throughs.
- The first walk through documents any cosmetic issues or quality control issues. These are addressed and fixed.
- The last walk through verifies that the home is ready for delivery and meets your approval.
Ideas On How To Speed Up Your Build Time With A New Home Builder:
When you are building a new home in Las Vegas, the best advice I can give you on how to speed things up is simple: be sure to have open lines of communication with the sales staff, the superintendent on site, as well as stopping by during the build process. Checking up on the process is a great idea. It allows you to see the quality of work being performed as well as getting to see your home being built from start to finish! Make sure you introduce yourself to everyone involved in the construction of your home.
Staying on top of the builders and their staff shows that you are committed to seeing this through to the end as well as giving the builder a face to the customer. Talk to them about time lines, ask them about any shortages of materials or labor. Make sure that they keep the lines open of communication as well.
