February 23, 2024Summerlin South Selling The Most Homes in 2024-According to a recent article in the Review-Journal Las Vegas newspaper, Summerlin South which is located in 89135 is selling the most homes so far this year. The RJ stated that 23 properties have sold this year alone. Summerlin South includes The Ridges, The Summit Summerlin and other smaller Summerlin communities. The 23 homes sold did not break down the differneces between luxury homes or town homes, and condos. Summerlin South continues to see massive growth with projects like Ascension Summerlin and The Summit Club Summerlin. What is Driving The Sales And Growth?
Summerlin started to build out it’s 22,500 acres back in the early 1990’s. Since then, it has become a highly ranking master planned community nationally. Here in the Las Vegas Valley, Summerlin continues to see more people from out of state move into the community. Most of the people that I relocate to Summerlin South and Summerlin are from Californina, New York, New Jersey and from several other states. My clients often complain about quality of life issues that have forced them to leave these states and look elsewhere to live.
New Home Construction in Summerlin South:
Currently, the biggest new home construction project belongs to Toll Brothers and Pulte Homes. It’s called Ascension Summerlin. Located in The Peaks Villages at the intersection of Town Center and Tropicana, this 231 acre site will build out 561 homes in 6 subdivisions. Currently, I am helping build 2 homes in this community for my out of state clients. Pricing is around 1.5 million for a base price single story home with Toll Brothers. This does not including lot premiums and selected options. Summerlin South NV continues to expand it’s foot print with new home construction.
The two homes I am helping to build with my clients are at 1.9 million dollars and 2.4 million dollars. Pulte Homes pricing is less expensive. Pricing starting around $950,000.00 for a single story home and can go over $1,500,000.00. Ascension Summerlin will be a gated community located to the south of The Summit Club Summerlin and north of Mesa Ridge Summerlin.
