Summerlin West continues to grow and develop! This new village is called Summerlin West Grand Park will see the area to continue to develop west of Sky Vista. Several builders are already under construction and building out their new subdivisions. Expect single family one story and two story homes in this Summerlin village. As your Summerlin Realtor, I stay current on all things Summerlin. With my approach to real estate, I want to give you the most current, up to date information so that you can make an informed choice when it comes to building a new home in Grand Park.

Summerlin West Urban Core:
Several of the communities being built in Grand Park will be within walking distance to this brand new area of Summerlin. The Urban Core Project should start breaking ground in the next few years. The Urban Core will be a commercial area. Summerlin West residents will use this area for shopping, dining, work and recreational activities. Be sure to check out my Urban Core Page for current information. Grand Park will be an amazing place to live in once completed in the next few years.

Toll Brothers Glenrock Community in Summerlin West Grand Park:
This will be gated community located at Grand Park Blvd and Far Hills Ave. 35.58 acres of land will feature 120 single family homes. This gated community will feature 4 single family home models from 2,902 to 4,805 square feet with 3-5 bedrooms and up to 5.5 baths. Multi-gen suites, flex rooms, home office areas, and optional roof top terraces are several features within this new community. Lot sizes will range from 8,241 to 19,.494 square feet.
VIP Buyers lists will start forming at the end of 2024 and at the beginning of 2025. Sales will open to the general public some time in February 2025.

KB Home Alton in Summerlin West Grand Park:
Located at the intersection of Grand Park Blvd. and Far Hills Ave. This new community of homes will have 200 single family lots with smaller than normal lot sizes. Overall minimum square footage of these lots will be 3,888 square feet and some lots will be over 8,000 square feet.
Home designs have not been made available so far. I would think that you would see the usual KB Home floor plans such as the single story 1,858, 1,909 and two story homes such as the 2,466, 2090 and the 2,175 square feet homes. These are the same homes they have built here in the Las Vegas Valley for several years now. Some models may be different in design to suit the Summerlin Master Plan designs. KB Home’s web site states that this community will open November 2024. This development is currently under construction and I would estimate a home construction time frame would be 8-10 months from when this community opens to the public in November.

There will be 2 different collections in this community, The Reserves and The Landings.
The Landings will have the following square footage homes: 1,832, 2,070, 2,090, 2,175 and 2,466 floor plans which equal the square footage of the home models.
The Reserves will have the following square footage homes: 1,634, 1,858, 1,909, 2,683, and 3,063 floor plans which equal the square footage of the home models.
KB Home Caldwell Park in Summerlin West Grand Park:
This new community from KB Home will be to the south of their other community called Alton listed above. More than likely it will be homes from The Landings collection as well as townhomes too. Not much information has been released as of the date of this page. Currently, the community is being developed for under ground utilites and grading the land has started. Be sure to check back soon for more information.
Edgewood Tri-Pointe Homes in Summerlin West Grand Park:
Located at the intersection of Grand Park Blvd and Repoint Drive, Edgewood from Tri-Pointe Homes will feature 98 residential single family homes. 29.49 Acres will be the size of the community. Designs of the homes have not yet been made public. Typical lot sizes are around 60 X 107 and 80 X 120 square feet and will go over 10,000 square feet. Edgewood is currently being graded and under ground utilities are being installed on the site. I would expect this community to start selling homes some time in the first quarter of 2025. This will be a gated community. 4 model homes to choose from ranging in square footage from 1,995 up to 2,644 square feet. Pricing might start in the high 700’s not including lot premims and or options. One and two story homes will be built in this community.

Arcadia Shawood Homes in Summerlin West Grand Park:
Located at the intersection Sky Vista Drive and Fox Hill Drive. This community of 40 single family homes will be within walking distance to the brand new Summerlin Grand Park. Shawood is a division of Woodside Homes. This is their first community in Summerlin and Las Vegas under this new brand name. Lot sizes seem rather big for the area. This community will also be within walking distance to the new Summerlin West Urban Core project and it’s across the street from the Summerlin Grand Park. Grading of the land and under ground utilities are currently being worked on and framing of the model homes is currently underway. I would expect this community to start selling in the first quarter of 2025.

Primrose Park Richmond American Homes in Summerlin West Grand Park:
Located at the future intersection of Grand Park Blvd and Spring Run Drive, Richmond American will be building 76 single family homes on a 16.35 arces. Lot sizes will be large and deep so I would expect to see bigger square footage homes than what is currently being developed within the Grand Park Village. No time frame has been given on when this community will open to sales.
Taylor Morrison Ashland Project:
This single story community will feature several models to choose from. Pricing will start over $1,000,000.00. Not much information has been released about this new community. Once more information has been generated, I will post it on this page and on my You Tube Channel.
Other Builders And Information:
Pulte Homes will be building several models that they have sold in Carmel Cliff in Redpoint Summerlin and also in Ascension Summerlin. The Pulte Home community will be a gated community with two story and one story homes for sale. Both of these communities will start selling some time in 2025. No additional information has been made available at this time. I will update this page once I receive more information.
