August 10, 2023Toll Brothers Ascension Summerlin Takes Shape-Recently, Toll Brothers released their designs as well as their community map and subdivision maps at Ascension Summerlin. Recent drone flight of the area shows 2 model homes currently under construction. These models are in the single story community of Ridgeline. 2 other subdivisions include Crestline which will be a 2 story community and Highrock which will be another single story community. Toll Brothers is now stating that a home will take at least 18-20 months to build. VIP Buyers list has formed and will start selling to VIP buyers this fall. This brand new community will be gated and feature a clubhouse, community pool and a fitness center. Toll Brothers will be building 3 subdivisions that will each have 3 different models to choose from. 2 single story communities with square footage starting around 3,415 and will go past 3,940 square feet. These single story homes will be 3-4 bedrooms, 3-4 bathrooms with a 3 car garage. The two story community will feature square footage from 4,783 square feet all the way up to over 4,998 square feet. These homes will be 5 bedrooms, 5 baths with a 3 car garage.
What To Expect This Year At Ascension Summerlin:
We are seeing a lot of work and progress being made at the construction site. Currently, Toll Brothers has 2 model homes under construction at the Ridgeline Community. I would think that these models should be open sometime towards the end of the year or at the beginning of 2024. There is also a sales office trailer being built now for Toll Brothers right off of Town Center Drive. This should be open in the fall. We are also seeing the foundations for model homes being built now at Crestline as well.
I expect all of Toll Brothers model homes to be ready by the first quarter of next year some time. Pulte Homes has not released a time frame yet for their sales team to start selling nor have the released specific details about their pricing and lot sizes.
