March 5, 2024Summerlin Studios Project Takes Shape-Last year I reported on a joint venture between Sony Studios and The Howard Hughes Corporation. This venture would build a 58 acre motion picture studio campus in Summerlin. Located at the intersection of Town Center and Flamingo near RC Willey, this facility will house sound stages, and more! The Review-Journal Newspaper is reporting that the plans subbmitted recently to Clark County have changed. In this blog post, we will take a look at those new plans. What Are The New Plans And Designs?
From what I have seen in going over the new plans it looks like the new design will have 13 buildings and 500,000 square feet. The buildings will feature office spaces, a mill works building, and several sound stages and more. The motion picture studio will also have 4 gate entrances into the property. This new design will be on 31 acres instead of 58 acres that was reported back last year in May.
When Will Construction Start?
That’s a good question. Right now this Sony Studios Project is slated to be voted on by Clark County on March 20, 2024. It’s unknown when construction would break ground once Clark County has approved this new project design. I will stay on top of this project and bring you current information on it once it’s released.
How Will This Affect Summerlin?
Summerlin real estate is already seeing it’s lowest numbers as for what is for sale and being built. Howard Hughes has said in the past that it can build more homes to help bring more people into the area if this project is ready to build. The problem now becomes timing and how this project and the local economy can handle it. Labor issues continue to affect construction. Most new home builds in Summerlin can take anywhere from 6 months to 14 months to build from dirt. Summerlin real estate continues to expand in Summerlin West and Ascension Summerlin. Predictions…
In closing, It’s my belief that if and when this projects starts and is completed you will see more people coming into the Summerlin community to live and work. Most of the new residents will be coming from the Los Angeles area since Sony Pictures currently has their main production facility in Culver City, CA. People will bring their Los Angeles real estate expectations into the Las Vegas Valley. This means they will look at our affordable prices and buy homes in Summerlin. Los Angeles home prices vs. Las Vegas home prices are a lot higher.
This influx of new home buyers will drive up property values and continue to shrink our low inventory. That is a huge concern for me. Demand cannot keep up with the limited supply. Once again, if you are thinking about moving from Los Angeles to Summerlin, the housing inventory will continue to remain low.
